Lab / Development Center
Project Description:
Overall, this project encompassed a manufacturing facility, a lab / office building, a GMP warehouse, a 3-story operations building and a central utilities building - all connected by a central personnel / material transfer spine. The Development & QC Lab Facility program included the following functions:
- 35,000 sq. ft. development & QC labs
- 35,000 sq. ft. convertible office to lab
- 35,000 sq. ft. cafeteria, conference rooms, datacenter & offices
- Bench top & floor mounted equipment
- Four (4) chemical control zones
The Development & QC Lab Facility was designed to allow conversion of office floors to laboratories by designing the AHUs to change operation from recirculation to 100% outside air. During the course of construction, the 3rd floor was changed from offices to labs before occupancy, and the 2nd floor labs were renovated to accommodate new development activities within 12 months of occupancy.
The project was executed in a design/assist approach with integration efforts between CRB and local design/build contractors for completion of construction documents. CRB was responsible for mechanical, HVAC, electrical, I&C / automation and process / clean utilities design. CRB produced coordinated equipment / line / valve / specialty items / instrument lists from an intelligent P&ID database.
