Project Description:

Founded in 2005, C3 Jian is a clinical-stage biotechnology company based in Southern California. C3 researches and advances novel products to diagnose, treat, and prevent diseases related to oral health. These technologies were pioneered at University of California, Los Angeles.

CRB Partners was selected by C3 Jian in late 2011 to provide preconstruction services in support of C3's relocation plan to Marina Del Rey, California. Under a modified Integrated Project Delivery (IPD) method, CRB was partnered with a third party architectural firm and worked throughout the preconstruction planning phases in order to provide value engineering and work execution logistic planning to the project at its earliest of stages. C3's facility plan included construction and occupancy of approximately 35,000 sq. ft. of biotechnology research and development space, along with administrative and corporate support functions.

Working closely with C3 Jian's architect as well as the scientific team from C3, CRB was vital in developing a viable budget for the project and creating a project execution plan that allowed for C3 Jian to occupy the space in phases, thus allowing for key components of C3's scientific operation to "go live" well in advance of full project being completed.

Upon completing preconstruction services, C3 Jian selected CRB Partners to serve as Builder of the Marina Del Rey facility. Under the jurisdictional oversight of City of Los Angeles Department of Building & Safety, construction groundbreaking occurred in February 2012, with an anticipated project completion in May 2012.
